Commercial Buildings Rating Systems
When looking for a new property to lease or invest in, ensure it has environmental credentials. Green Star and NABERS are the main rating systems to provide independent validation and certification of buildings energy efficiency and overall sustainability. The primary sustainable design tool for lifecycle assessment is eTool.
The 2008 Valuing Green report from the Green Building Council of Australia, and the Building Better Returns report from the API, have stated that at point of sale, NABERS rated buildings of 4.5 stars and higher were achieving up to 9% increase in market value. Green Star rated buildings were achieving up to 16% higher market prices.
Green Star rating system
Green Star is a comprehensive, national, voluntary environmental rating system that evaluates the environmental design and construction of buildings and communities. The system was developed by the Green Building Council of Australia. With more than 7 million square metres of Green Star-certified space around Australia, and a further 8 million square metres of Green Star-registered space, Green Star is transforming Australia’s built environment.

NABERS Rating system
NABERS is a national rating system that measures the environmental performance of Australian buildings, tenancies and homes. Put simply, NABERS measures the energy efficiency, water usage, waste management and indoor environment quality of a building or tenancy and its impact on the environment.
It does this by using measured and verified performance information, such as utility bills, and converting them into an easy to understand star rating scale from one to six stars. For example, a 6 star rating demonstrates market-leading performance, while a 1 star rating means the building or tenancy has considerable scope for improvement. At Green Moves, we only list properties with NABERS ratings of 4.5 stars or higher.
